 Spring is approaching and I think everyone is ready! As agents, your business should be picking up as sellers and buyers get ready for the Spring and Summer. Your marketing efforts will pay off now, but remember to keep it up even when you get busy! Hopefully we will all get touched with that Irish Luck and see our business grow this spring!.
 
What do your MLS Photos Show?
 
 Vacant homes on the MLS can often confuse buyers. They appear small and unappealing, and do not make buyers want to see the home in person. Can you tell what room this is.
 
Having the best photographs on the MLS is paramount in today's real estate market. With the majority of home buyers previewing properties online first, then deciding to take the next step and view the home in person, you may be loosing more potential buyers than you realize. If a buyer does not like what they see in the MLS photo, they will simply move on the next house with more on to the next house with more enticing photos.
 
 
To make your listing look it's absolute best to these savvy Internet shoppers, there are several things you can do:
 
1) Hire a professional photographer to take your photos.
2) Invest in a wide-angle lens camera for your business, & take the photos yourself
3) Make sure the home is clean of last nights dirty dishes, move the kitty litter box to the garage for the photos, or simply making the bed
4)Hire a professional stager to do all of the above!
 
Would you have guessed that this was a bedroom? Would buyers have known how large the bedroom was without furniture? Would they be able to clearly see size and scale, and would they want to view the property in person?
 
What to Consider in a digital Camera?
 
We are not professional photographers, but we do realize the importance of good photography in the real estate market.
Therefore, below are some questions to consider when investing in a camera for your real estate needs.
 
How do you plan to use the camera? Will it be solely for work purposes? Do you plan to print your photos, or use them only on the Internet or emailing to prospects and clients? If you do not plan to print them, then a high resolution is not as important for online photos. Also, if you will be taking mostly still photos, a fast burst mode or continuous shooting may not be a priority either.
 
How much storage does your camera have? With digital cameras we have the capability of taking hundreds of shots of any one room in a home. Once you have the photos uploaded on your computer, you can then determine if the photo is good enough. A large storage capacity is crucial for digital photography. You will most likely need to purchase additional memory, so make sure your camera is compatible for removable storage and purchase one is large enough for your needs.
 
How close to your subject will you be shooting? Do you plan to make photos of bigger items and places? You will want to consider the zoom and lens capturing architectural details. Some cameras have these capabilities built in, and others are compatible with wide-angle, telephoto, and other attachments.
 
These are just a few of the things to consider when deciding to purchase a camera for your business needs. A salesperson at your local camera specialty store, or camera department, should be able to better assist with your final decision.
 
 
Staging works... when considering a marketing budget it is important to remember that no matter how much money you spend on marketing the home, what actually sells it, is the first impression a potential buyers has weather it be on the Internet or touring the property itself. February surly got here quickly, didn't it? It feels like the holidays are just barely behind us! The good news is that the winter blahs are clearing and sales are beginning to pick up.
now is the time to start planning for the busy season and planting your seeds for success!
 
 
 
Higher offers sure, but don't mark up the price just yet! 
 
 As stagers showing our ability to help your clients see the benefits of staging we often say that you will get higher offers and lower DOM. I think it is time to clarify things a bit, however. You see, higher offers does not necessarily mean that you should raise listing prices! While occasionally big improvements can make this happen, most of the time it simply isn't a good idea.
 
For homes that have been recently staged and sold, you will be able to see that the staged home typically sells in a shorter amount of time and usually for the asking price. (Some even have back up offers) While not all staged properties close for asking price, the odds are better and so are the offers (statistically speaking)
 
So, what is the cost of staging versus the return? The cost of staging a house is less than 1/2 to 1% and the return is a little better than 3%. Based on a common commission calculation (one side) So, if you would like to find a way to increase your income without having to work harder, consider adding staging to your listing benefits package. It really is a win-win-win scenario.
Marketing your listing... 
 
 With all the homes on the market for sale, how do you set your listings apart? Price, presentation the home, and of course,marketing!
Staging can help you with 2 out of 3 - the presentation and the marketing of your property.
 
Hiring a stager will make sure the presentation of your property is at its best. Stagers work with both owner-occupied and vacant homes. Sellers should be advised on key improvement that will make their home show better. In a vacant home, furniture, art & accessories can show size and scale, and let buyers see the home's potential.
 
The marketing of your property is directly related to the presentation of your property. With so many buyers looking for homes over the Internet, you must have the best pictures included in your marketing. A stager can provide beautiful wide-angle photos and a Real Estate Show (similar to a virtual tour) for your use in marketing. Having a stranger present at Agent Open Houses, happy Hours, or caravan tours can bring in more agents. Have the stager give a brief presentation on staging to the agents viewing your property, and have a drawing for a free or discounted service.
