Fall is finally
here! The cooler
weather is a
welcome change
from the hot
summer days. As
we drive around
Maricopa County
we see fall
decorations and
Halloween
looming in the
shadows... what
a great time of
year! With the
holidays fast
approaching,
many buyers and
sellers want to
complete their
moves quickly
and be settled
into their new

Don't
Scare Buyers |
The
holidays are
upon us. This is
the time of year
when we begin to
break out the
decorations and
they last from
October till New
Years. When
selling a home,
if you aren't
careful you will
scare away your
buyers! To keep
the spirit of
the season , but
not frighten
potential
buyers, try
these
suggestions:
.
add
uncarved
pumpkins or
gourds
instead of
jack-o-lanterns
.
use warm
autumn color
accent
pieces like
candles &
pillows
.
don't over
do the
decorations,
keep clean
uncluttered
lines
.
rake leaves
and sweep
porches
often
.
replace
dying or
dormant
plants with
fall potted
plants such
as mums
.
replace worn
welcome mats
with fresh
ones
.
add
warm throws
to porch
rockers or
chairs
Remember,
while you
may love the
Halloween
season,
others may
not. Keeping
with the
fall theme
will insure
everyone
happy. Use
limited
decorations,
but have
fun!

Pricing
a Staged Home |
One
of the biggest
mistakes I see
after a home has
been staged is
overpricing it.
Homes sell based
on four primary
factors -
location, size,
price, and
condition.
Statistically
speaking
staged homes
do generate
higher
selling
prices. They
are able to
do this by,
of course,
making the
home move
inviting
thus
satisfying
the
condition
factor.
Where agents
and clients
get into
trouble is
thinking
that sadly
they can
mark up the
price of the
home -
ignoring the
neighborhood
comps.
The real
value that
staging
offers is
that it
creates a
higher
interest in
the
property.
Priced well,
it often
will create
a multiple
offer
scenario,
save money
on carrying
costs and
create
better
offers in
general.
When agents
overprice a
home,
regardless
of wether or
not it has
been staged,
they do
their
clients a
dis-service.
Fewer buyers
will look at
the
property.
Fewer offers
will be made
and the
client will
think that
both the
agent and
the staging
company have
not done
their jobs.
In this
changing
market,
price is
particularly
important.
If a home is
overpriced,
it may not
be shown at
all. If it
sits on the
market to
long, good
offers, no
matter how
wonderful
the home is
are
unlikely.
Buyers have
more
choices, it
is important
that agents
keep their
clients
educated so
that
everyone has
a positive
experience.
