 We are in the the thick of summer now. The real estate markets in most areas are heating up. More homes are listed and sold this time of year than any other. Our job as professional stagers is to help our clients benefit from this boom - to make sure that their home is one of those to benefit from the summer sizzle. MLS Photos...
  The market has started picking up pace now that summer is here. Even with the change in the market, there are significantly more listings than this time last year. So, how do you bring buyers to your clients door? MLS Photos!
 
With nearly eight months of inventory on the market, fabulous MLS photos can be a strategic advantage. The photo above would be dramatically different without furniture, wouldn't it? What would potential buyers see? What would make them come to look at the property?
 
Having your listing staged is not only a great marketing tool once you get buyers in the door, it actually helps to bring buyers to the door! 
Bringing additional buyers, who may not have otherwise viewed your listing, helps to account for the reduced time on the market (up to 50%). Reduced time on the market means lower carrying cost for your clients, lower marketing costs to you and typically higher offers. Something to think about...

We are currently in the throws of the hot summer market and it is essential that your listings stand out! The National Association of Realtors (NAR) reported that there are more homes on the market now than there have been in the past 10 years.
 
Real Estate agents are often showing home buyers more than a dozen homes before they place an offer on one. The days when you could sell a home in the first few days are over. The National Association of Realtors reports that 85% of home buyers begin their search online. Another 60% will drive by a home they are interested in it. Out of those potential buyers less than 40% will call their agent to schedule a viewing.
What this boils down to is 45% of potential buyers will never see the inside of a home that does not show well!
 
The key to a successful and profitable real estate transaction is having a great agent and market plan. Having the home professionally staged inside and out prior to posting MLS photos and scheduling viewings can increase profit and decrease the time a home spends on the market.

                                    Home Staging is not a new term, but for many homeowners and real estate agents the concept of "professional home staging" is shedding new light on how to promote a home in the real estate market place. In past years, homeowners were left to their own discretion as far as preparing for home showings. Though they could occasionally rely on an agent for instruction, more often than not real estate agents were just as perplexed at working out the details as the homeowner.
 
While agents are experts in the field of selling and closing, many are not design savvy. Agents usually know exactly what factors can help sell a home.  It's just not always easy to get a home into selling condition in a timely manner without some sort of experienced assistance.
 
Professional home stagers are practiced in the art of preparing a home for resale. They work with the "flow" of a home, eliminate clutter, edit and arrange furniture, and even assist in enhancing curb-appeal. With the aid of a professional home stager, your listing can make a notable first impression on a potential homebuyer.
 
As the real estate industry often stresses, the first impression is the key factor in selling your listings. Typically, says Jan Van Horn of Coldwell Banker, "a potential buyer has made up their mind ten seconds after they step in the front door. They were already forming an opinion as they pulled into the driveway. That really doesn't leave much room for fault!
