 I have been using AZ Home Stying and Redesign for the last year on my listings. This has been given as a complimentary service to my home sellers, at my expense. In 3 out 4 homes that I hed staged they sold faster and for more money that originally anticipated; in a market like this your listings need to stand above the competition to get those contracts.
 
It was an amazing transformation to see vacant listings or occupied listings turn into "Model Homes" before my eyes. Each seller mentioned that they wished they had "staged" their home sooner because they enjoyed the look of their home so much better.

Last week I had a chance to sit down with Intero Realtor, Jim Mitchell and ask him what his thoughts were on home staging. This is what Jim had to say.....
 
 
My Personal Thoughts on Staging...
 I believe that real estate agents are always looking for ways to help their listings sell faster, and for top dollar. A home that is properly staged leads a buyer to see it as though they are living there, and that perception is one hurdle that must be crossed before a buyer will submit an offer.
 
What, If Any Do You Think The Value Of Staging Is To You? Your Seller?
 The real value of a home that is staged versus an empty one is that perception that it is "home" for that potential buyer.
If they are made to feel comfortable while previewing the home, and can get excited about possibly living there, then to me you can't put a dollar amount on those feelings. The seller should realize the importance of this, staging is an investment not an expense and greatly improves the chances of selling their home.
 
Should Staging Be A Mandatory Part Of A New Listing Presentation?
 I feel that anything that an agent can do to separate themselves from the rest of the pack is beneficial! If you can offer a service that allows you to perform your job (listing and selling a home) in a timely manner, and results in your potential seller walking away from the transaction with more money in his/her pockets, then wouldn't you offer it? Any agent that wants to be a top producer would present this option to his/her clients.
 
What Kind Of Staging Education Is Needed For Realtors to Use Staging As A Selling Tool?
 I think that most agents today are unaware of the ability of a staged home to sell faster than one that is not staged. I feel that if more Realtor's were exposed to the statistics that demonstrate this fact, then they would feel more comfortable explaining staging as an investment to their sellers. Marketing materials, such as before and after pictures, as well as testimonials from other agents that have utilized staging are very important in trying to get a seller to see benefit and value in staging.

For most agents there is no other fee that cuts into your paycheck as deeply.
Keeping marketing costs under control is one of the secrets of successful real estate professionals. Because this many agents are reluctant to try staging. After all, they are already spending a lot of money on newspaper ads, virtual tours, open houses and flyers.
What many agents don't realize is that staging can often save on many of these fees.
 
Staging can be one of the single most cost effective strategies to employ. Written consultation in most cases range from $95 $200. Typically this will also decrease the time and increase the purchase price of the home, and adding to the final commission.
 
Creating a home that is more marketable not only helps the actual sale of the property, but will turn typically give the agent more referrals as well. One of the biggest client complaints is that agents do very little for the amount of money they are paid. While this of course is untrue for the majority of agents, It still reflects poorly on virtually everyone in the profession. Clients who feel their agents have outperformed gain glowing recommendations and higher referral rates.
 
When identifying which marketing costs are most effective in your business, consider all of the benefits that staging has to offer. Remember all of the newspaper ads, open houses, and flyers will have wasted money if the home itself is not ready to show. Real Estate staging really is marketing made simple.
