Jim Mitchell and ask
him what his thoughts
were on home staging. This
is what Jim had to say.....
My Personal
Thoughts on Staging...
I believe that real
estate agents are always
looking for ways to help
their listings sell
faster, and for top
dollar. A home that is
properly staged leads a
buyer to see it as
though they are living
there, and that
perception is one hurdle
that must be crossed
before a buyer will
submit an offer.
What, If Any Do
You Think The Value Of
Staging Is To You? Your
Seller?
The real value of a
home that is staged
versus an empty one is
that perception that it
is "home" for that
potential buyer.
If they are made to feel
comfortable while
previewing the home, and
can get excited about
possibly living there,
then to me you can't put
a dollar amount on those
feelings. The seller
should realize the
importance of this,
staging is an investment
not an expense and
greatly improves the
chances of selling their
home.
Should Staging
Be A Mandatory Part Of A
New Listing
Presentation?
I feel that anything
that an agent can do to
separate themselves from
the rest of the pack is
beneficial! If you can
offer a service that
allows you to perform
your job (listing and
selling a home) in a
timely manner, and
results in your
potential seller walking
away from the
transaction with more
money in his/her
pockets, then wouldn't
you offer it? Any agent
that wants to be a top
producer would present
this option to his/her
clients.
What Kind Of
Staging Education Is
Needed For Realtors to
Use Staging As A Selling
Tool?
I think that
most agents today are
unaware of the ability
of a staged home to sell
faster than one that is
not staged. I feel that
if more Realtor's were
exposed to the
statistics that
demonstrate this fact,
then they would feel
more comfortable
explaining staging as
an investment to their
sellers. Marketing
materials, such as
before and after
pictures, as well as
testimonials from other
agents that have
utilized staging are
very important in trying
to get a seller to see
benefit and value in
staging.
