GREETINGS

Happy New Year! January is quickly flying by and I've already noticed an increase in listings and sales. How is your new year stacking up so far? Don't let the year pass you by. Make sure you are working TODAY to gain listings, referrals and of course selling the listings you already have! AZ Home Styling can help you...

ROI - What Really Matters

Return on investment, the bottom line. This is what really matters when dealing with investments. Real Estate and Staging are no different. As a successful real estate agent or investor when considering marketing venues, ads and staging you must know how it will effect the bottom line, or ROI.

Cost consideration -  Staging is relatively inexpensive, usually less than 1/2% - 1% of the list price of the home. (Percentage usually decreases as the list price increases.) Currently, the average staged home (vacant) is in the $600k - $2m range (excluding model homes). The average cost for this price point is only $4000 - $10,000 (based on square footage) That includes 4 months of use on furniture, art, accessories, delivery, pick-up, and staging fees. Rooms included in this package are typically the living room, dining room, eat in kitchen, master bedroom & bath. At this price point staging only needs to shave one month of time on the market to have more than paid for itself. Statistics show that the average staged home sells in half the time as unstaged homes however!

What does this mean for you? Saving money on carrying costs and receiving higher offers (national studies show a 3-9% higher offer) means a significant ROI for your sellers! This also means more money in your pocket in saved marketing expenses and higher commission (based on higher sales price). Happy sellers also usually mean fewer withdrawn listings, additional future business and referrals. If you haven't already considered staging, maybe it's time...

Real Estate Staging vs Model Homes & Decorator Staging

For years builders have been utilizing model homes to help buyers emotionally relate to their properties. Lower profit margins and the rise of the staging industry has builders looking at alternatives.

Real Estate Staging aka "Home Staging" affordable for nearly any home seller now and offers a higher return on their investment. Ease of installation means that it also only takes days or weeks to have your home ready for the market versus months the old fashioned way. Sellers also do not need to figure out what to do with the inventory when the home or neighborhood is sold out. The professional stager will come take it all away, leaving a great blank palette for the buyers.

How does staging save money over traditional models or decorator staging? True Real Estate Staging is done using what is widely available. The inventory will match the look and overall feel of the home, but will be generic enough to appeal to maximum buyers. Gone are the needs of custom furniture and draperies, wallpaper and special faux finishes. The look is real, comfortable and mirrors the likely buyers of the property.

What should you look for in a professional stager? To best outfit the property, they should have a wide variety of inventory. Ask for photos of past staging jobs, testimonials or referrals from other agents/clients and what their personal statistics are. Lastly, staging should not cost an arm & a leg - reasonable rates are typically in the 1/2 - 1% range of the list price of the home.

Everywhere I drive I see new construction. The growth is good for the real estate industry, but rough on existing properties. If you are finding it difficult for your clients to keep up, call AZ Home Styling and let us show you how we can help move that property! You'll be glad you did!

Higher offers sure...
Marketing your listing...

Greetings

February surly got here quickly, didn't it? It feels like the holidays are just barely behind us! The good news is that the winter blahs are clearing and sales are beginning to pick up.
now is the time to start planning for the busy season and planting your seeds for success!

Higher offers sure, but don't mark up the price just yet!

As stagers showing our ability to help your clients see the benefits of staging we often say that you will get higher offers and lower DOM. I think it is time to clarify things a bit, however. You see, higher offers does not necessarily mean that you should raise listing prices! While occasionally big improvements can make this happen, most of the time it simply isn't a good idea.

For homes that have been recently staged and sold, you will be able to see that the staged home typically sells in a shorter amount of time and usually for the asking price. (Some even have back up offers) While not all staged properties close for asking price, the odds are better and so are the offers (statistically speaking)

So, what is the cost of staging versus the return? The cost of staging a house is less than 1/2 to 1% and the return is a little better than 3%. Based on a common commission calculation (one side) So, if you would like to find a way to increase your income without having to work harder, consider adding staging to your listing benefits package. It really is a win-win-win scenario.
Marketing your listing...

With all the homes on the market for sale, how do you set your listings apart? Price, presentation the home, and of course, marketing!
Staging can help you with 2 out of 3 - the presentation and the marketing of your property.

Hiring a stager will make sure the presentation of your property is at its best. Stagers work with both owner-occupied and vacant homes. Sellers should be advised on key improvement that will make their home show better. In a vacant home, furniture, art & accessories can show size and scale, and let buyers see the home's potential.

The marketing of your property is directly related to the presentation of your property. With so many buyers looking for homes over the Internet, you must have the best pictures included in your marketing. A stager can provide beautiful wide-angle photos and a Real Estate Show (similar to a virtual tour) for your use in marketing. Having a stranger present at Agent Open Houses, happy Hours, or caravan tours can bring in more agents. Have the stager give a brief presentation on staging to the agents viewing your property, and have a drawing for a free or discounted service.

By providing the best tools for your listings with amazing presentation and marketing, your clients will be thrilled with your service, and likely refer you to others they know that are thinking about selling. Let AZ Home Styling help increase your business!

Thank you Agents for all the work you do! We understand that you are often under appreciated and over worked. We look forward to meeting you in person and helping you celebrate your successes in future sales!
